We are thrilled to announce the construction of our newest industrial park, Vie Verte, in Rosarito, Baja California, adding to our group’s portfolio of 26 parks across Mexico offering industrial buildings with the highest standards of quality, sustainability and technology.
This new industrial park is a significant milestone for IAMSA and represents a strengthening and growth of their presence in the Tijuana market. Located just 17 miles from the Otay border and 21 miles from the San Ysidro border in Tijuana, Vie Verte Rosarito is strategically positioned for easy access to major transportation routes. The park is adjacent to the existing Hisense and Hyundai plants, making it an ideal location for businesses looking to establish a presence in the area.
Vie Verte Rosarito will cover an area of 1,517,711 square feet, with 4 buildings to be constructed, including two buildings measuring 162,000 sq.ft. each, and two buildings measuring 186,000 sq.ft. each. These buildings will be subdivided into 46,000 sq.ft. modules, allowing for a total construction area of 696,000 sq.ft.
The first building to be constructed, Aqua, will offer 162,751 square feet of industrial space divisible in 3 modules, along with an additional 1940 square feet of office space. The building will boast a range of features that meet the highest standards of quality, sustainability and technology, including 7-inch tilt-up concrete walls, 5-inch floor thickness, and LED illumination. Aqua is scheduled to be delivered in the first quarter of 2024.
